Why there is no flat rate for Main Line house cleaning

It is because a four-bedroom in Narberth and a five-bedroom in Gladwyne are not remotely the same job, and quoting them the same way would mean one client overpays and the other gets a rushed clean. Here is what actually drives the price, so you know what to expect when you reach out.
Bedroom and bathroom count
These two numbers are the starting point for any quote. Bedrooms tell me how many distinct spaces need to be vacuumed, dusted, and organized. Bathrooms are the most labor-intensive rooms in the house: tile grout, fixtures, mirrors, floors, and in older Main Line homes, the cast-iron soaking tubs that take real effort to clean properly. A three-bathroom Tudor in Bryn Mawr is a meaningfully different scope from a five-bathroom stone Colonial in Villanova, even if the square footage is similar on paper.
Square footage and layout
Raw square footage matters, but layout matters almost as much. A Gladwyne estate with three finished floors, a formal dining room, a back staircase, a mudroom off the garage, and a finished lower level is a full day's work even before we factor in condition. A Narberth row-style home with four bedrooms on a tight lot might have the same bedroom count but far less total floor area, fewer transition spaces, and one staircase. How long since the last thorough clean
Related to condition but worth separating: if the last deep clean was two years ago, the home needs more attention than one cleaned thoroughly three months back. Soap scum builds up in shower tile. Dust accumulates on ceiling fans, above kitchen cabinets, and around cast-iron radiators. Main Line homes with mature oak and maple trees see heavy pollen in spring, and that fine dust works its way inside.
