Under the Pennsylvania Landlord and Tenant Act, your landlord has 30 days after you vacate to either return your security deposit in full or send you a written, itemized list of deductions along with whatever is left. If they miss that window without sending anything, they lose the right to keep any of it. That is the law working in your favor, but only if you leave the unit in a condition that gives them nothing legitimate to deduct for.

Cleaning is one of the most common deductions landlords claim. What Landlords Look for on the Walkthrough

Most landlords follow a fairly predictable checklist. Knowing what is on it lets you address every point before they ever open the door.

Kitchen
